Villa versus independent house.

Both a villa and an independent house are standalone homes with their own plot and no shared walls, but they sit in different settings.

A villa is usually one of many similar homes inside a single planned, developer-built layout, sharing a boundary wall, security, and amenities with its neighbours, and a shared maintenance fee. An independent house is typically custom-built on its own plot, often in an older part of the city, with no shared association, amenities, or maintenance fee beyond what the owner chooses. Renting a villa means inheriting the layout's rules. An independent house means dealing only with the owner. We tell a tenant which kind of home they are choosing, not just its size.
