UDS (undivided share)

UDS, or undivided share, is the fraction of a building's total land that comes attached to one flat.

Nobody's flat sits on its own named plot. Instead, the Karnataka Apartment Ownership Act, 1972 treats the whole plot as commonly owned, and gives each flat a fixed, proportionate share of it, set out in the building's declaration and usually based on the flat's size relative to the whole project. This share cannot be sold or transferred on its own. It moves only when the flat itself is sold. UDS matters to an owner buying or selling a home, not to a tenancy, since renting a home does not touch it at all.
