Maintenance charge

A maintenance charge is the monthly fee a society or apartment association collects to run the building: lifts, security, common lighting, water pumps, and housekeeping.

In most Bengaluru rentals, the tenant pays this charge directly, usage by usage, while the owner covers property tax and the building's sinking fund for major repairs, unless the agreement says otherwise. The split is a matter of what the agreement states, not a fixed rule, so it is worth settling which bill each person pays before the first one arrives. When we place a tenant, we confirm who pays maintenance in writing, so the first society bill is not a surprise.
