What we promise, in the same words.

Two parts. The service terms substantiate the promises this site makes in public: no fee to owners, no rent guarantee, one fee told to you before you commit. The website terms cover the ordinary business of a website.

These apply to a search we take on, and they are the terms behind the sentences on the Owners and Contact pages. Where a clause backs a published promise, the promise is quoted above it in italic.

We act for one side

We work for the person who will live there.

In any search we act for the tenant, and for nobody else in that transaction. We take no commission from the owner of a home we show you, and no payment from any portal, developer or agent for putting a home in front of you.

It follows that we cannot promise you every home in a neighbourhood. We can only show you homes whose owners will deal with us on that basis, and we would rather tell you that than pretend the market is a list we control.

No fee to owners, and what that excludes

No fee to owners. Nothing is charged to you for finding a tenant.

If you own a home and we bring you a tenant, we charge you nothing for it. The tenant pays our fee. There is no listing charge, no marketing charge and no renewal charge to the owner for that work.

Looking after a home is a different service and it is paid. Rent collection, inspections, repairs and the handling of a tenancy are quoted separately, in writing, before anything begins. Nothing about the free introduction obliges you to buy it.

We will not guarantee your rent

We will never guarantee your rent, and we will never take your home on a lease ourselves.

We do not offer assured-rent arrangements, we do not take a home on lease to sublet it, and we do not hold your rent in our own account. Those models put the intermediary's interest against both the owner's and the tenant's, and we are not in them.

If someone representing Sthãna offers you a rent guarantee, it is not an offer we make. Tell us at the address in the privacy notice.

One fee, stated before you commit

Our fee is the same either way, and we tell you what it is before you commit to anything.

The fee does not vary with which home you choose, and it does not vary with who introduced the home. You are told the amount, what triggers it and when it is payable before you agree to anything, and it does not change afterwards unless you ask for work we had not agreed.

The fee is a brokerage fee and attracts GST at the applicable rate. Where we quote a figure without saying otherwise, GST is not included in it.

How quickly we reply

We read this ourselves and reply on WhatsApp, usually within the hour.

That is true and it is not a service level. It holds during working hours, MON-SAT · 9.30-19.00 IST, and a message sent at midnight is answered in the morning. "Usually" is doing real work in that sentence and we would rather keep it than promise an hour we would sometimes miss.

Nothing about a reply time creates an obligation to take on a search. We turn down work, and we say so rather than going quiet.

What our groundwork is, and is not

We look at the road, the water, the power backup, the deposit terms and how the last tenancy ended, and we tell you what we found. That is diligence by people who know the area. It is not a legal opinion, a structural survey, a valuation or a title search, and it does not replace your own lawyer reading your agreement.

Where we publish observations about a neighbourhood, the disclaimer page governs them. Water availability, tanker costs and travel times change, and a figure written in March is a note from March.

What we need from you

Tell us the truth about what you need and what you can pay, and tell us if you are also working with another agent on the same search. Do not ask us to approach an owner you are already negotiating with through someone else. That is the one thing that makes a search unworkable.

You decide which home to take. We will tell you when we think a building is wrong for you, and if you take it anyway that is your decision and we will still do the paperwork properly.

Ending an engagement

Either side can stop. Tell us and we stop, and any fee already earned on a tenancy you have signed remains payable. Nothing you have paid us buys silence: you can say what you like about the work afterwards.

Using this site

Read it, share it, quote it with a link back. Do not scrape it, do not republish the neighbourhood writing as your own, and do not use it to build a competing listing service. Do not attempt to break it or to reach parts of it that are not published.

Some pages are reached by a private link, such as a shortlist or a rent opinion. That link is for the person we sent it to. Sending it on is your choice and your responsibility, since whoever holds the link can read the page.

The writing and the photographs

The neighbourhood readings, the journal, the mark and the wordmark belong to Sthãna. The photographs are licensed from their photographers and every one of them is credited on the credits page. Neither the writing nor the photography may be reused commercially without asking us.

The mark may not be altered, recoloured or set as a lockup beside another wordmark. If you need it for a mention of us, ask and we will send the correct file.

No warranty on what the site tells you

Everything here is published in good faith and can go out of date. Rents move, buildings change hands, a road is dug up. We do not warrant that anything on the site is complete or current, and nothing on it is an offer capable of acceptance.

A home mentioned or photographed on this site is not necessarily available, and a photograph is never a photograph of a specific home we are offering you unless we say so in writing.

What we are liable for

We are liable for our own work: if we give you bad advice and you rely on it, that is on us. We are not liable for a decision you took on information we published generally, for a third party's conduct, or for indirect or consequential loss such as a deposit you cannot recover from an owner.

Where our liability can be limited by law, it is limited to the fee you paid us for the search in question. Nothing here limits liability for fraud or for anything that cannot lawfully be limited.

Links and services we do not control

We link to WhatsApp, to social profiles, to Unsplash and to map data. Those services have their own terms and their own privacy practices, and following a link takes you out of ours. The privacy notice names the tools that run inside this site.

Changes to these terms

We change these when the service changes, and the date at the top is when a person last read the whole document against what the site says. A change that affects a fee, a promise or a liability is announced on the page rather than slipped in, and it does not apply retrospectively to a search already underway.

Karnataka law, Bengaluru courts.

Both parts of this document are governed by the laws of India, and the courts at Bengaluru, Karnataka have exclusive jurisdiction over anything arising from them.

Talk to us before you talk to a court. Most of what goes wrong in a tenancy is a misunderstanding about who said what, and we keep our own notes of a search so that a disagreement can be settled by reading them.
