Under the Registration Act, 1908, and the Transfer of Property Act, 1882, a lease longer than a year, or one that reserves a yearly rent, must be registered. An eleven month agreement sits just under that line, so it can be signed on e-stamp paper and renewed again every eleven months without that extra step. This is usually called a leave and licence instead of a lease, a licence to occupy rather than a tenancy under rent law. Every agreement we draft runs eleven months, renewed on the same terms unless something genuinely needs to change.
