Co-broke

Co-broke describes two agents working the same deal from opposite sides: one holding the owner's mandate to list the home, the other bringing the tenant who wants it.

( SCROLL ↓ )

The two agents split the usual brokerage between them instead of one agent keeping it all, which lets a home reach tenants beyond whoever the owner first spoke to. The arrangement should not change what is paid in total, only who it is divided between. It is worth checking that the split is already agreed, so a fee disagreement never reaches the tenant or owner. When we co-broke a home, the split is agreed with the other agent before a client ever sees it.

( THE GLOSSARY )

Co-broke

A rental term, explained for Bengaluru.

A term is defined from the statute or from the practice, with the source named beside it. Where Bengaluru's practice differs from the law, the page says so rather than choosing one.

Send this page to whoever you are moving with; a home is usually chosen by two people at eleven at night. The next step is one message to the desk with the budget, the size and the office.

The glossary knows the word. The desk knows the home.
