Brokerage (one month's rent).

Brokerage is the fee paid to the agent who found the home, and in Bengaluru it is commonly one month's rent, paid once and not refunded.

Most often the tenant pays it alone, though an owner sometimes shares it, and this is a matter of what gets agreed before viewings start, not a fixed rule either side can assume. Across the 564 individual asking rents we read on 30 September 2026, just under half asked ₹75,000 a month or more, so a month's brokerage is already a serious sum on many Bengaluru homes, worth fixing in rupees before anyone views one. We agree brokerage with both sides in writing before the first viewing, not after an offer is made.
