Who pays the brokerage, owner or tenant?

In Bengaluru's rental market, the tenant almost always pays the brokerage, not the owner.

( SCROLL ↓ )

The common practice is that whoever the broker is actively helping to find a place pays for it, and in most tenancies that is the person moving in. Some brokers split a smaller fee with the owner's side too, but property portals describe this as the exception, not the rule. Ask upfront who the broker expects to pay, so there is no dispute at move in.

Every number on this page is dated, and its source is named beside it. The law is what the statute says; the practice is what Bengaluru does, and where the two differ, both are written down.

Send this page to whoever you are moving with; a home is usually chosen by two people at eleven at night. The next step is one message to the desk with the budget, the size and the office.

The record answers the question. The desk confirms the home.
