It is bigger than carpet area but smaller than super built-up area, and unlike carpet area, the law does not define it precisely, so two listings can use it slightly differently. In practice it is commonly a little larger than the carpet area, rarely by a fixed or predictable amount, which is exactly why it is worth asking what a quoted size actually refers to before comparing two homes. When we describe a home, we say which area we mean, rather than leaving the word to do the work.
