This page starts there, with what owners asked in October 2026, area by area. Every number below has a date and a count. Where we hold no data, we say so.
The short answer
- A single professional in a 1 BHK flat: owners ask a median ₹13,000 to ₹20,000 a month, depending on the area. In a gated society, ₹21,500 to ₹44,000.
- A couple in a 2 BHK in a gated society: ₹26,500 to ₹91,250, from Sarjapur to Koramangala.
- Month one costs far more than the rent. Most of it is the deposit, 3.9 to 5.6 months at the median, and it comes back.

The deposit comes back at the end, on the terms in your agreement. Stamp duty: for an agreement up to one year, 0.5% of the average annual rent plus the deposit, capped at ₹500 (Department of Stamps and Registration, Karnataka). At these rents the cap applies. Society move-in: about ₹2,500 as a charge and about ₹5,000 as a refundable deposit, commonly quoted (ADDA, level 3). Each society sets its own. Not in the total: movers, cleaning, curtains and appliances. We hold no figure for them.
No law in Karnataka caps the deposit at these rents. The Karnataka Rent Act does not apply to a home above ₹3,500 a month in the main city areas. Your agreement decides.
Running costs beyond rent
Commonly ₹2 to ₹6 per sq ft a month. A 1,200 sq ft flat often pays ₹2,000 to ₹7,000. Ask who pays: the agreement decides (NoBrokerHood, level 3).
₹11 to ₹95 a trip from 9 Feb 2026. Smart card and NCMC users get 5% off at peak and 10% off at other times (The News Minute, 5 Feb 2026).
₹36 for the first 2 km and ₹18 a km after, from 1 Aug 2025. One and a half times between 10 pm and 5 am (South First, 15 Jul 2025).
Above ₹50,000 a month, an individual tenant deducts 2% against the owner's PAN (Income Tax Department).
