Semi-furnished versus fully furnished.

Fully furnished means a home is ready to live in with little more than your clothes: beds, a sofa, a dining table, wardrobes, and the major appliances like a fridge and washing machine are already there.

Semi-furnished usually means only the fixed, built-in items are in place, typically wardrobes and a modular kitchen, sometimes fans and lights, leaving the sofa, beds, and appliances for the tenant to bring. Neither word has one fixed meaning, so the same label can mean different things from one home to the next. The only reliable way to know is a written list. We attach the actual inventory list to the agreement, so furnished is not a guess on move-in day.
