An agreement of eleven months or less is specifically left optional under Section 18 of the same Act, which is why almost every rental agreement in Bengaluru is written for eleven months. Registration still gives you stronger legal proof if a dispute comes up, even when it is not compulsory. If your landlord offers a term beyond a year, budget for registration and ask for it in both your names.
