( RENTING IN MUMBAI, A GUIDE · 29 OCT 2026 · UPDATED 29 OCT 2026 · 8 MIN )

Cost of living in Mumbai, by area.

In Mumbai, rent is most of the cost of living, and the area sets the rent. Owners ask a median ₹1,20,000 for a 2 BHK in Bandra West and ₹47,000 in Borivali West.

( SCROLL ↓ )

We read owners' asking rents around eight area centres, from Bandra to Borivali, and matched live listings to the buildings in our book. Every number below has its date and its count. Where we hold no data, we say so.

01

The short answer

  • A couple, 2 BHK: owners ask a median from ₹47,000 in Borivali West to ₹1,20,000 in Bandra West.
  • The deposit owners ask for a 2 BHK is 3 to 3.5 months' rent at the median. No Maharashtra law caps it.
  • On the day you move in, the deposit is the big number. It comes back at the end, on the terms in your agreement.
02

What owners ask, by area

Owners' asking rents on NoBroker around each area's centre, read 25 Oct 2026. Listings in brackets. Thin means fewer than three buildings behind a size, so no median is printed. An agreed rent can be lower.

Registration is ₹1,000 in Mumbai as the working figure, and the handling charge ₹300 in the IGR 1.9 manual; it may not apply on 2.0. Every leave and licence in Maharashtra must be registered, even for eleven months.
