Kudlu

Quieter, and considerably cheaper.

( SCROLL ↓ )
Kudlu, south-east Bengaluru: a quiet mid-rise pocket south of HSR Layout.

Kudlu sits between Hosur Road and Sarjapur Road, south of HSR and north of Electronic City. It is smaller and quieter than any of its neighbours, and the rent reflects that rather than any deficiency in the housing.

The apartment stock is mostly newer mid-rise, often with better floor plates than the same money buys further north. What you give up is density of everyday life. Fewer places to eat, fewer places to walk to, and a dependence on the two main roads for almost everything.

KUDLU AT A GLANCE
LIFE HERE
Quiet, residential, low-key
HOUSING
Newer mid-rise · Good floor plates · Some independent homes
GETTING AROUND
Strong for Electronic City · Thin on walkable amenity
OUR READING

The right answer for a specific commute, and the wrong one for a specific temperament.

People who move here for the space are usually happy. People who move here only for the price often miss having somewhere to walk to on a Sunday.

Between Hosur Road and Sarjapur Road, which is what makes it work and what makes it hard to describe.

( WHERE THIS SITS )

Against the other four.

PLACE BEST FOR THE TRADE-OFF
Marathahalli Space and price while staying central to the eastern corridor The junction is unavoidable, and it does not improve
Bellandur New, large apartments for people working on the Outer Ring Road Your life is organised around one road, and the lake is not the amenity it should be
Sarjapur Newer, larger homes and growing schools Infrastructure is still catching up with the building
HSR Layout Space and convenience without theatre Less character than the older central pockets
Kudlu Newer space at a lower rent, especially heading south You will drive for most things, including dinner
Koramangala Being near everything, and everyone The energy is the amenity and the problem
Indiranagar Central access, walkability, an evening that needs no car You pay for the postcode, and noise changes block to block
Mahadevapura Proximity to eastern offices without Whitefield’s distance You are relying on someone to tell the good buildings from the bad
Whitefield Households whose work and schools already sit east Distance is real the moment your life is elsewhere
